Q. Do you only build high end custom homes?

A. Not at all! At least half of our work is straightforward remodeling, window replacement, siding, roofing, decks, etc. We enjoy and excel at unique and challenging projects, but that’s only a part of what we do. Our reputation is based upon all of work, not just the showy projects.

Q. Is McCanse Builders price competitive?

A. Absolutely. We have to be in order to survive. We don’t claim to be the cheapest builders in the area, but cheap builders do cheap work. We are, however, very competitive with any of the other quality builders in the area when an apples to apples comparison is made. Many builders will provide estimates that don’t include everything needed to complete a project, so their prices initially seem low and end up much higher at the end of the project. When an honest comparison is made, however, we are typically the same or less than other quality builders.

Q. In cost-plus construction, what guarantee does the client have that the price won’t skyrocket once the project starts?

A. We will often provide a not-to-exceed price, assuming no changes are made to the project. However, what it ultimately comes down to is trust. A client should trust their builder, no matter what type of construction contract is used. After all, do you really want your dream home built by someone you don’t trust? Trust can be gained by having face to face meetings with the builder to learn how they operate, checking with people in the area to learn their reputation, and checking referrals and other projects by that builder. If you don’t trust your builder, find someone else. No detailed contract ever written can truly protect you from a bad or dishonest builder.

Q. Are construction costs lower since the housing market is in a slump?

A. Yes and no. High oil prices have kept the prices of many materials such as siding and shingles quite high. Other materials have gone down, though oil prices have increased shipping costs. Labor rates and margins have been reduced somewhat due to greater competition. All in all, this is a good time to build.

Q. I have noticed a lot of steel roofs being installed recently. Why is that?

A. Due to high oil costs, asphalt shingle prices are at record highs, making steel roofing extremely price competitive. Steel roofing also lasts at least twice as long and keeps houses cooler. In short, this is a great time to install a steel roof.

Q. I’m planning a remodeling project and would also like to improve the energy efficiency of my home. What do you recommend?

A. It varies depending upon the construction of each home. We would be happy to look at your project and give you some advice. With that said, the most common ways to improve energy efficiency are to add insulation to uninsulated or poorly insulated areas, install weather stripping to stop all outside air drafts, and replace old single pane windows with new Low-E windows.

Q. How far will you travel for a project?

A. It depends upon the project and upon how busy we are at the moment. Please contact us if you have a project you would like to discuss.

Q. Does McCanse do design/build?

A. No, but we do work closely with clients and designers to make sure you get the home you want at a price you can afford. We also have a good relationship with a number of designers and architects in the area.

Q. How do you choose your subcontractors?

A. Over the years we have developed relationships with a large number of subcontractors, and we only work with subs who have the following qualities:

  • They work efficiently and clean up after themselves
  • They return calls and show up when they say they’re going to show up
  • They are polite and interact well with us and our clients
  • They are competitive and do high quality work

Most people would be surprised at how many subcontractors don’t meet some or all of these criteria. We make sure our subcontractors meet them all. However, we recognize that sometimes our clients may have a relationship with a subcontractor we have not worked with in the past. While we want to make sure we review all the options with our clients, we are not opposed to working with a new subcontractor.
